   Just to make aware to innocent public, not to do any kind of deal (purchase of land or flats or simplex or duplex) with this cheater builder “Hindustaan Developer”, Saheed Nagar.
   They do not have any land at all to sell . They only provide some documents of land to the customers to verify saying they are going to sell this. Actually those land they do not have Power of Attorney or they do not proper deal with the owner of the land. Once the customer verifies and pay some handy booking amount you are no where.
   The two partners start playing the music and make some lie statements. The land owner is not ready to sell or asking for high rate or need full amount before registration. They pretend and try to convince the customer paying high amount before registration. Once you pay you are gone.
   They never give the same land. Never refund the money back. If you ask for money, you will be threatened.
   Propose some other land with high rate. All lands they have with full of disputes. They never can give you possession. If they give you possession after few days the local gundas will break the wall. They just do some mutual understanding with local gundas for few days.
   Be aware of this builder..

   Hindustaan Developer proposed the land of 2400 sqft (Plot No – 84, Madanpur) to sell my brother who is staying in Calcutta. We verified the land and discussed with the land owner who suppose to sell us. Every thing looks good for us. So paid initial amount of 2 lakhs to the builder on Feb 2012. Then after no day came for registration. The builder started playing with us. Owner is not properly paid and not ready to do registration. Or might be the owner was paid little amount to just convince us in that time that he is going to sell the land. Proposed two other lands i.e. Ogalapada and Chattabar. Which we verified and found one is disputed and other is false land i.e. govt land occupied. Tried to get return of the money. Now it is 1 and 1/2 years over. Enjoying our 2 lakhs money riding on Qualis/XUVs. Making properties on the name of her wife. After a lot of follow ups, provided two cheques which got bounced. So never trust this builder. Chance of getting money from this builder is impossible.
   So stay away from Hindustaan.

   Now a days Economic Offence Crime Branch Odissa, Near BJEM School, Kalpana is very active in the interest of the public who are the victim of such greedy and unsocial builders. They just require an application and the proof of documents to arrest the builder in 24 hours. Instead of getting threatened and harassed, better to take judicial help to punish such builders. Crime Branch authorities are very cooperative and eager to take action against the builders who are cheating innocent public.
   Better to take a brave judicial action and create fear in the mind of the builder before thinking of such things again.

   I paid them 4 L in 2009 for a plot in their project, hindustaan velley, in Mandanpur. The document was signed by one named Diptimayee Behera, the person I was told as the power of attoney of the land. The cost was including mutation and converion. Till now, even after 7 yrs, I have not seen any change in that project. I am not sure if I own any plot there. I am tired off calling, sending SMS to this guy Ambika Mohanty and most of the time he does not take call or replies message. A few occasion I tried calling from a different number, but he will tell something and cut the call.

   Also, last year, I went to their office near Vani vihar rly station, but he was out side and told me in phone to come other day. This year, when I send, this office was closed. Also, their website, hindustaandevelopers.net is closed since long time.

   Please, advice, how to deal with such situation.

   Mr. Ambika and Mr. Manoj are great born cheaters. They have no motivation or intention to give land to their customers. Once money comes to their account they think that is their money. Nothing to pay back to the customer.
   Mr. Ajit, I understand your situation. I hope they must have done registration, but mutation and conversion must be pending. Have you got possession of your land? I believe not.
   They have not yet given any customer any land. All are fraud. My suggestion should be, just validate legally your land to ensure it is yours. Take the possession and apply for mutation and conversion.
   If it is fraud, go to police station and give FIR with proper proof. You will listen the music. People are collecting money like this. If you not follow up then your money is gone.
   They are doing business investing your money with different name or being sleeping partner with others.

   Any one have news about this builder, Hndustaan Delel0per, it exists? Anyone could get back money or got the property from them? Last year, I visited the address near Vani Vihar railway station, but it was closed. When I called Mr. Ambika from another number, he said, it is our side and asked me to come next day. When I asked the address, he didn’t provide, just told call me, we will meet. These people are paying with the hard earned money and hope of innocent people.
